GEM Management, LLC is owned by Fitch Irick Partners, LLC that has a long and successful track record in the development, construction and management of multifamily housing complexes and commercial development.  GEM Management has over 29 years of management experience in affordable housing property management field.  GEM is an organization that is knowledgeable in the complexity of regulations involved in dealing with Rural Development, Department of Housing and Urban Development, and Low-Income Housing Tax Credit programs.  GEM prides itself on the professional and disciplined way it operates.

The company currently manages approximately 10,000 units through-out the southeast comprised 250+ properties with multi-layers of programs and funding sources.  Within this portfolio there are project-based section 8; Low Income Housing Tax Credit; and Rural Development properties. 

Job Title: Director of Property Management – Tax Credit division

Purpose: The Director of Property Management is responsible for the financial performance and overall operations of an assigned portfolio of assets.  This role assures the integrity of the physical asset, while maximizing returns in accordance with GEM’s purpose, values, and goals while assuring compliance within all affordable housing programs.  Leads, trains, and develops Regional Managers while directing and monitoring the professional development of Senior Property Managers, on-site teams, and other support positions of the portfolio. Job Title: Site Manager

Job Title: Maintenance Porter

Purpose:  The Maintenance Porter is responsible for the day-to-day maintenance operations of the property or properties assigned through; responding to maintenance requests; completing unit turnovers; ensuring upkeep of such items as: the grounds, amenities, building exteriors, leasing office, parking lot and other community buildings; executing maintenance programs as instituted by GEM, ensuring compliance with all applicable regulations, laws and company policies.  Full job description upon request.
