Job Title: Training & Development Coordinator

Purpose: The Training and Development Coordinator is to guide and manage training programs that exemplify GEM’s purpose, values and culture.  This position will provide support and training to corporate and/or field staff enabling GEM team members to perform in accordance with company’s objectives and increase operational efficiencies.  The Training and Development Coordinator is responsible for establishing, evaluating and maintaining GEM’s written standards, while creating and delivering training materials, tutorials and instructions.  This position will assist with the development of learning plans and management of the online learning management system.   Must have knowledge of affordable housing property management operations that is sufficient to understand the processes, procedures, standards and workflows relative to successful operations

Job Title: Compliance Specialist

Purpose: The Compliance Specialist maintains and ensures compliance with all affordable housing program operations. Reviews resident files for compliance and maintains GEM Management, LLC policies and procedures regarding Fair Housing, Resident Selection Plan, and regulatory requirements. Job Title: Maintenance Porter

Purpose:  The Maintenance Porter is responsible for the day-to-day maintenance operations of the property or properties assigned through; responding to maintenance requests; completing unit turnovers; ensuring upkeep of such items as: the grounds, amenities, building exteriors, leasing office, parking lot and other community buildings; executing maintenance programs as instituted by GEM, ensuring compliance with all applicable regulations, laws and company policies.  Full job description upon request.
